You can't be there yet. We can.

Your own person on the ground

A Vidimus Agent is a local, identity-checked, certified individual who goes to see the property for you. They work for you, not for the seller, and they have nothing to gain from you buying.

Not the estate agent

The person selling the house, or the agency listing it, is paid when you buy. Your Vidimus Agent is paid by you, for one job: to look carefully and tell you the truth about what's there.

What they do on the visit

  • Follow a step-by-step checklist50 to 70 checks for a house: roof, damp, cracks, water, heating, electrics, windows, noise, smell, the access road, the neighbours.
  • Film and photograph everythingEvery room, every side of the building, the documents shown, the boiler plate, the fuse box. Stamped with time and place.
  • Ask your questions and record the answersBills last winter, why they're selling, how long it's been for sale, any flooding, who actually owns it.

Then they give their honest impression: condition, how accurate the advert was, and whether they'd be happy for a friend to buy it. Red flags are listed in bold at the top of your report. It lands on the listing within 24 hours.

What you get back

A Field Report: every question on the checklist answered at the property, with the photos, the videos and the agent's voice note. See one before you book.

What they never do

  • Negotiate, make an offer, or give an opinion on the price
  • Pay a deposit or hand over any money
  • Give a structural or legal opinion: that's a surveyor or a lawyer, and we can introduce one
  • Work for the seller or the agency

How they're vetted

  • Government ID and a live selfie check before they can take a job; a selfie at every visit
  • A language test in the local language, so nothing is lost with the seller
  • Training and a quiz for each type of property or vehicle they view
  • Rated by you after every visit; poor ratings pause them
  • Tiers you can see: Vidimus Agent → Senior → Principal, earned on jobs done well

Drone survey

coming soon

A licensed pilot: 360° exterior, the roof, the land, and what the neighbours are. Added to any visit once pilots are certified in your area.

Agents hold a level — Certified, Senior, Principal — earned through training, visits done and buyer ratings. In-depth visits go to Senior and Principal agents only.
